Car Wash Valuation Questions

If it has been mothballed for some time you're likely looking at a rebed (replacing the media inside the softener). No telling if it has been damaged by freezing, if the valve still works, if it is correctly sized, etc.
 
I don’t known if you actually purchased but would also ensure with your city that you need to go through the planning commission to see approval to bring the wash up to current city code/ordinances. That could 6-8 months of site plan review with then prior to getting permits for your renovation. Get a qualified contractor and site engineer to help. If the wash is out of service one day it flags a review from the city planning board for code improvement. Also things like special use permit and class A non conforming structure permits..

Hi my decision to pass was just based on the conversation that took place above this in the thread. Pump room was in very poor shape and the business was non operational. I also found out there is a SS about 1 mile down the road that is fully operational which had not appeared on prior searches. Didn't seem wise to buy a wash that needed a complete rebuild and had direct competition.
