Slip and fall/liability signage

At one of my locations I have a gas station/c store on one side of me and residential housing on the other side. People from the homes are constantly walking across my parking lot in front of the exit of the tunnel wash to go to the c store. It becomes icy in that area (as well as all other areas) during the winter. I can fore see a slip and fall injury possibly happening. Can I post signage which might help to limit my liability? What should the sign(s) say?

What about both signage and fencing to keep them away from that path? That would help prove your intent to keep it from happening if someone does fall.

Looking at the arial of your wash, I'd install a 6-8' steel picket fence ( they make some nice looking ones) along the pavement on the east there. Signage too. By the time the get to the end of the fence, there won't be much pavement to cross.

But, being married to an attorney, I can tell you you'll never absolve yourself from someone bringing a suit against you.
