As I mentioned a while back, typically land in the GTA is too expensive for a SS carwash (and I think you are finding that out) and there are too many touchless autos owned by the big oil companies to put in an IBA. I think the only real way to make it all work would be with an express conveyor and free vacs...see Mr Valet in Burlington. But you need 3 to 5 million total for that one.
If you call any equipment provider in the GTA, they're first question will be "do you have land". I know a few of them and they field calls like this daily. They have told me that for every 100 people that calls, fewer than one ever builds. Most that do already had the land and are looking to develop it.
