Issue will present itself when people take too long at the vacs, so all vacs will be full and people wanting to vac will wait in your exit lane and block all traffic coming out of the washes. Size of the vac spaces doesn't matter, it's the location primarily and the few available vacs secondary that will cause jam ups on the wash exit. People will sit there and detail their cars, even if not using the vacs. They don't care about your business or other customers. You would almost have to have someone policing vac area and directing traffic on busy days.

Re-read this thread and it sure appears to me that you're trying to wedge a square peg into a round hole. There have been a lot of points made about the probable issues you're going to have. With all due respect, it seems you're passion for building the site is outstripping the logics of the decision. IMHO, you're underestimating the potential for failure of your project. Sometimes it's better to step back and punt.
Thank you for all the feedback. I hear the concerns about the site size loud and clear. While I'm passionate about this location, I also want a successful business. I'm going to revisit my projections and consider the potential limitations of the site. Your comments have given me a lot to think about.
 
Not enough vacs can be a serious problem for some washes if the site layout only allows the vacs to be used coming out of the tunnel. In that case, when they are full, people will just sit and wait in the middle of the lane blocking the whole operation. And since they can't come back later and use them without paying for a wash again, they will get pissed and sit there demanding to use "what they paid for".

I've actually seen some washes that could only fit <5 vacs forego them altogether.

Just some additional info to consider.
 
hiya rapidoil, i remember reading this thread and looking forward to any progress. can you update us? i am currently negotiating purchasing an iba site and contemplating on renovating it as iba or extending it and turning into a mini express tunnel. your journey is a great reference. thanks!
 
@liftheavy thanks for checking out my post. I actually broke ground on last Tuesday and will be going vertical over the winter with a projected opening date of June 2026. It's been a 5 year journey and my wife and I are super excited. I've learned a lot over that time period. Congratulations. What did you end up deciding in terms of equipment, bay length, lay out, kiosk, vacuums, and etc?
