I have a tremendous investment spot for a tunnel

But I don't have the funds needed. Probably need $300k down payment, on about $2 millionish. Any advice for me, or am I just S.O.L.?
I got the spot, some knowledge, & a great manager ready to go. Just need $300k ish...😏🤔
 
How tremendous of an opportunity? I'm closing on the sale of some of my portfolio of real estate and I have 1031x money Im looking to invest and everyone wants a fortune again for their car wash so....?????
 
If it is a good spot and you went ahead with it I am sure you would soon have company. First express here in a town of 60,000 built 8 years ago. Today as I speak the town is about the same size but we have 5 express tunnels open, 2 more being built right now and one more soon to be built. They average 3 to 4 million dollars to build here. So do the math and how many do you think will actually make it?
 
We have pretty much one express ( well one FS that changed to Flex but isn't a threat) in our town of 60K and the county is about 125K . They're cleaning up. I saw some numbers and on a good day they did 1700 cars.

My distributer keeps telling me there is room for another here.

That, my friend, is what I call "your golden goose".
 
One that was built in late 2017 near us I read was about 2.5 mil. I'm not sure if it included the land or not but it was $475,000. I believe it is 105 ft long and seems kinda packed in on a .89 acre lot. The other one that is being built I read was 6 mil but again I'm not sure if that included the $1,250,000 land purchase or not. This brand (Mike's) builds longer 140 ft tunnels and are much more elaborate washes with three or four lanes.
