good day , i am looking at build a car wash facility, my thought is 2 IBa (1 friction and 1 not ) 3 self serve and an extra bay for detailing , have a Great location at the main intersection into town with 12000-15000 cars a day , with a surrounding population of 30000ish , but also the main hub of the area, right now there are 2 gas station iba that i would guess on average 1 or both are broke down 1/2 of the month at a time . Research i have done so far shows this is a good set up and being that i would have the monopoly on it, project cost seem to be coming in at $4mil., and calculation show me needing 130 cars a day minimum to be successful, in your experience are these somewhat close ?thanks in advance , derek
 
I wouldn’t have a detail bay unless maybe y are going to staff it and charge for high end details vs renting out bay or allow general use

130 cars a day (with two other though lousy washes nearby) sounds optimistic for a new build

How busy is the street. Are u on corner. Easy in and out

It would be the main intersection entering the town, and is the main hub for shopping, the detail bay would be staffed yes , but with me and my 3 boys for the operation, at least I would know I have dependable staff lol
 
With that population, you most likely will eventually have an express exterior build geographically close enough to you to take away 50% of whatever you wash. Your monopoly will not last. I agree 130 is optimistic and even if you do reach that, you will be down to 65. And you admit that 130 is a minimum. 4 million for that volume does not work out. And with that you have to tie up 4 people for labor. Even if they are family, you are committing them to a project that will not sustain them.

I agree. I would reconsider the detail unless you expect a great volume that you can charge $$.
I might do a dog wash a 2
The nice thing about IBA is that you can operate with minimal labor. You can keep yourself and the boys busy cleaning up and with maintenance issues. Remember the business is 7 days a week
 
my honest opinion is the numbers don't work. 130 cars per day is unrealistic. detailing is too labor intensive and challenging to manage. using words like 'monopoly' makes you sound like an unsophisticated investor.
