exit door motor problems

In my touchless iba I have an airlift door motor on the exit side. I am replacing this motor every year or two because moisture is getting inside of it. We have tried caulk, etc. but still have problems. Any ideas on how to seal this motor up?

If this is a rollup style door,airlift does have a cover for them. Not perfect at keeping moisture off the motor but better then nothing. Where I used to work all the doors had the cover, and I only remember one ever shorting out.

Have you tried buying a sealed motor for it? Some of my automatics came with sealed a US motor that held up well.

Any chance you can move the motor into the attic? Might need some re-engineering, but could stay dry. Access to it could be a challenge though.

I went through so many motors, I extended the shafts on my doors into the equipment room and use regular commercial door openers. Never had an issue again.
