Cost of a new wash

Trying to get ideas on current cost to build a 5 self-serve 2autos. Looking for construction costs only. Also where are you located? I know cost vary by area. Thanks Bill
 
3 Self Serve bays with Credit card system, bill validators, Dual bill changer, Shur-vend Vending machine, Specialty Inbay Auto, State of the art 0 Discharge Reclaim system, 4 Combo vac?s, Road improvements, Rain water onsite retention pond, Water system connect fee?s. No Sewer. They already owned the land. Total cost 1.19 Million!! Pacific Northwest.
 
We've got 2 locations that didn't cost that much with sewer!...still work like hell to make them go and cash flow. Let's say that the bays produce at best $4000/month, the auto $7000K, & vacs $1000/month. Not even close to covering all expenses and debt service especially with no sewer.

Maybem Maybe not. Commercial $ is at about 7%. Annual debt service is then $83,300.00.

If they own the land and have stellar credit they might get prime +1 which is currently 4=1 =5%. This is a debt service of $595,000.00

Industry average on a 3+1 is about $1500/mo/bay for the SS and $4500 for the IBA. This is including the ancillaries like Vacs and Vending. Works out to $108,000.00 a year.

So, unless their cost of $ is on the really low side, or they have a location that is going to be gangbusters; based on the state of the economy it seems like a tough decision to justify.
 
Building costs

We have a bid for a 5 and 2 from a GC in Washington state and it came in at 550,000 which does not include any equipment..
 
Jkivi, Be very careful, there is a GC in Eastern Washington who builds Car washes that you might not want to do business with. I?m pretty familiar with that area, where are you looking at building this Car wash?
 
Unless you have a killer site, you might want to look at existing washes that are barely making it. Go around and leave some notes that you are interested in buying. You might be surprised at the response.
