Average Revenue Per Bay for Self-Serve Washes?

I’m looking at purchasing a 5 bay self serve carwash in the Midwest and working through some projections. I’m curious what other self-serve owners are seeing for average monthly revenue per bay?

A little context — my primary reason for looking at the property is actually to move my used car dealership to the adjoining lot and own the real estate rather than continue leasing our current location. The car wash is somewhat of a bonus, and my goal would be for the wash income to help offset the mortgage/occupancy cost of the property. I’m not necessarily looking for the wash itself to be a huge profit center.

The wash is located on a fairly busy commercial corridor with roughly 27,000 vehicles per day passing through the area. It’s an older wash that would be getting some updates, including adding credit card payments and refreshing the property/equipment.

For those of you running self-serve washes:
  • What are you averaging in monthly revenue per bay?
  • How much variation do you see between your strongest and weakest bays?
  • For a 5-bay wash in a Midwest market with this kind of traffic, what would you consider poor, average, and strong monthly revenue?
I know every market and location is different, but I’d love to hear some real-world numbers from owners. Just trying to make sure I’m being realistic with my projections before moving forward.

That can be tough to answer because in the year 2026, you can find self serve start up charges that range from 75 cents all the way up to $6 - and maybe even higher in some places. I don’t know what the market is in your area and it doesn’t look like the property will command a premium start up charge as is - it will probably need a significant investment.
