A/B sensors first, then their respective wires... make sure the boom AB sensors aren't coming away from the flags when the boom tilts (often caused by the nylon pillow block bearing that holds the boom on its rails wearing out and having too much play)...

Washer Fluid.... or RV antifreeze can have a higher concentration (check the label- some don't use methanol)... pour in a few inches of foam brush soap and take the tip out of the hydrominder...

we’ve also experimented with no media at all, and I must say it works if your presoak are similar foam. It also eliminates a point of failure

i found him on talk car wash on facebook, a lot of guys use him there. He saved me $$ for the same coverage on all my washes.
I have a friend who has had his flojets on the side like that for 9 years and hasn't replaced one yet.... I don't do it that way, but when I told him that he didn't care enough to change it :)

yeah, i would never pay less than a 12% cap rate for a car wash. Even then it is a stretch.
Investment real estate selling at a 6% return on capital is one thing because you have NNN's set up and all you do is collect rent.
With car washes you need to hire/fire, fix things, keep customers...
Can you hook the float directly to the stainless piece coming off the hydrominder? I've done that a few times to get larger batches of soap... also lessens the amount of points of failure

IDK if they make a kit for the coleman paystations, but you might be able to adapt another kit they make. Supposedly they are harder to drill as well...
deadhead the flojet, and if you can, have it below the level of the tank... i haven't had one fail in years, especially once i set them all up that way.
a lot of chemical companies have a foaming soap for the entrance of tunnels, i would think you could probably use that product, it shouldn't cost to much
