yeah, i would never pay less than a 12% cap rate for a car wash. Even then it is a stretch. Investment real estate selling at a 6% return on capital is one thing because you have NNN's set up and all you do is collect rent. With car washes you need to hire/fire, fix things, keep customers...

yup, its right next to the tri foam foamers... its where the air pressure mixes with the product...

There is also a foam generator after the solenoid that may have gone bad.... but solenoid is the first place to look.

Can you hook the float directly to the stainless piece coming off the hydrominder? I've done that a few times to get larger batches of soap... also lessens the amount of points of failure
