    Ballon Payment BS

You're right. Thank you for the advice, but it does feel good to vent. I know you can all relate in some way.

    Ballon Payment BS

You're attempting to read between the lines. You shouldn't. Revenue has increased each year that I've owned this wash. I asked if I should try to bluff. I have no interest in walking away, I merely want the bank to realize they are much better off with me owning and operating this wash than...

    Ballon Payment BS

I couldn't agree more. However, not a single loan officer / banker that I have used for my primary home, rental property, car wash or other business loans is still in the business.

    Ballon Payment BS

You all make valid points. Mathematically, the less personal funds I put into the business, the higher my cash on cash return will be. So I guess, I would rather pledge some assets for collateral (rental property) as opposed to paying down the principal. What I'm most frustrated with is the 3...

    Ballon Payment BS

This summer I will be required to re-finance the balance of my loan as the ballon payment comes due. This is the second time I will have to do this... 3 year intervals. I've owned this wash for 6 years, and have never had a late payment and usually pay extra on the principal each month. I'm...

    Too Cold and Closed

Same here... It's easy math to figure out the benefits of closing when it's this cold - 5 degrees here today. However, it's a difficult psychological hurdle for me to close down. I imagine my customers not thinking about the weather and the cost to stay open, but thinking I've closed...

    Car Wash Loans

I started a project with Alan, but bailed out when everything had a whopper SBA fee tagged on it. Use SBA as a last resort. He seemed like a very knowledgeable and trustworthy person. With SBA, the fees are set by our governmnet, so there is no wiggle room.

    Hamilton ACW Hopper wanted

Thanks everyone for responding. We had a few bad storms pass through and somehow water dripped down and into the hopper and fried the electronics.

    Pay Debt or Stockpile Cash?

The benefit of paying debt with inflated dollars is only realized on the amount that inflation is greater than the iterest rate on the note... right? And, holding cash will cause it to de-value only by the amount that inflation is greater than the earned interest rate on savings / CD's etc...

    Pay Debt or Stockpile Cash?

I can't reason my way through this question... When I run the amortization schedule and see the amount of interest I will pay over the course of my loan, I'm compelled to pay as fast as I possibly can. On the other hand, I'm not able to take advantage of opportunities that arise without cash...

    My biggest car wash challenge...

This machine has a Mars validator. Changing that part was a huge improvement. This seems to be a power issue. Thanks to Ghetto Wash I may have found a problem with the outlet which the surge protector that supplies the changer is plugged into. I'll update this thread when I know for sure...

Tim01 - I don't have a capable distributor nearby... otherwise, that would be perfect.

    My biggest car wash challenge...

My biggest car wash challenge is keeping the bleeping Rowe changers working!!! I have two changers, and both quit working at the same time. Again. I can clear the error and it will work for awhile, but as soon as I leave.... SSDD! I've called several changer experts. They all say something...

    Land Opportunity...

A local bank recently contacted me regarding the empty lot next to my wash. Through a series of events, the bank now owns it, and needless to say does not want to! My focus for some time has been paying down the note on my wash as it seems only the bank (same bank incidently) is making money...
