I think last 5 years has seen large increase across the board on expenses.Increase accordingly and you won't have to play catch up.

Any thoughts on long trench drain vs 3 to5 center drains.Seems like when there is major leak center drains can not keep up.

I'm really considering a loft also and a bathroom. I figure 40 ft x 16 ft wide to park my skidsteer with inside change and vending room.My current wash has inside changer and vending ,really cuts down on the weather factor. Winter here is 8 months it seems.

I have cleaned my pits for over 20 years,on my 2nd ring-matic 750. I pump in the evening when wash has slowed down. I paid off first pumper in 2 1/2 years pumping my 3 washes and hiring out too. I didn't pump sewage tanks.

Express market appears to be overbuilt,like the ss and iba market in the past. As your an investor,buy one and find out for yourself. As the saying goes `stay in your own lane`.

My clean up guy did collect the coins one time and wasted an hour picking thru it.Told him to take dirt home to do it.We clean 1x a week and throw it all away.If quarters are easy to see and not dirty might get a few,otherwise waste of time to collect. To each his own.

I use retired usps custodian to closeup. My wash is attended from 9 am to 5 pm then we close up @ 7PM
