What is the best kind of paint for brick bay walls

I have an older wash that has brick walls that have been previous painted 3 years ago which held up ok. The person who painted it is no longer in the area and do not know what he used. I had it repainted a couple months ago and now it looks pretty bad. Any suggestions on paint? The wash still makes money but not enough to put up vinyl walls. Thanks for any suggestions
 
Just throwing this out there - but perhaps a 2 part epoxy? Like what they use on shop floors and industrial settings?
 
I recently used a 2 part epoxy from Sherwin Williams for my shop floor. Looks great. I get lots of compliments on it. Get the satin finish if you use it. The main thing about painting is the prep work to get professional results. I find I usually spend 2 to 3 hours of prep for each hour of painting. If it's been painted a few times already, you would most likely need to have a light sand blasting done first. Most good paint shops will have an outside sales guy that can recommend the best product and prep.

We were using MAB SeaShore white. No longer available as MAB is gone. Sherwin Williams Resilliance is the comparable. We usually get 3-4 years between paintings and we wash walls 2-3 times a year with nu wall. We clean everyday as needed. paint is roughly $40 gal. Been very happy with the durability. As Mac said prep is important, wash with nu wall and high pressure and grind/chip off any loose areas of paint.
