Hello,
I recently bought a self service carwash in a lower to middle income area in North Texas. It has 7 bays, including one big truck bay, and then 5 vacuum/extra stalls with no water. I have a guy who is interested in just renting the whole property from me and he runs it and collects all the profits. So basically just pays me a flat monthly rent. The Carwash is not in function right now so don't know what kind of revenue it would bring in and he would be in charge of fixing it up. I have no idea what to charge per month for when it is fully functional, and don't have a lot of experience in the self service business so any insight on what would be a fair pricing would be great. Also any insight on this type of deal would be greatly appreciated as well. We also talked about the idea of a profit split and am wondering which would be the better option. More towards leaning to a flat monthly rent where I don't have to worry about/do any extra work and leave it to them. Also would like to know some pricing on what people could charge to rent out individual stalls to hand detailers. Thank you!
