Quick Lube Rental

I lease a Quick Lube to a national franchise that does 60/65 cars a day, average ticket of $65, what should be a fair rental factor for a 3 bay lube. Last year, they did over a millon in sales

Assuming it is a triple net lease I would think a 6% gross ?

I am not sure that I would approach this as a % of sales decision. I think you need to see what other comparable real estate properties are getting per sq ft, look and the total availability of these types of properties in your area then make a determination of your lease rates from this info. Some of this info might be available to you from loopnet.com or by asking local commercial real estate representatives.
