Looking to Buy Self-Service Car Wash Properties in Southern California

We are looking to purchase self-service car washes in Southern California... San Luis Obispo, Kern, Santa Barbara, Ventura, Los Angeles, San Bernardino, Riverside, San Diego, Imperial, and Orange, Counties, specifically, but open to discuss Northern California properties as well. Ideal property for us is a smaller property with perhaps 3-5 SS bays where in one of them we could add a roll-over express wash and improve the property with remodel and landscaping. Even better would be a larger property on which we could add a small gas station and C-store.
