Looking to buy a 4 bay self serve carwash, it’s listed for 1.5M comes with ~ 2 acres in a rural area, I haven’t seen the books but have herd gross income is around 150k, is this a good price for its income ? I feel that between operating expenses and loan payment there is really not much left for income. What is typical sale price for a business with a gross income of 150k?
 
That is a really high asking price. Probably at least double what it should be. A lot of people use a quick calculation of 3-5 times gross. There are many other factors but that gets you in the ballpark.
