insurance?

In the last 2 years the car wash insurance game has gone totally crazy. Companies pulling over of serving the car wash industry. Those companies that have remain have raised there premiums. I had insurance with Nationwide for years though The Insurance center in Joplin Missorui, switched me over to Liberty Mutual, it was 3 times higher than what I was paying. I tried to get insurance though The WCA insurance they use Oregon Mutual, they wouldn’t write me a policy, my car wash is too old. My brother had his insurance with WCA Oregon Mutual, they sent out a inspector so now he is looking for insurance as they want a crazy amount to renew his policy. Most insurance companies don’t want to write insurance policies on car wash as they want to minimize there amount of risk, car washes pose a high risk to insurance companies. In 42 years I’ve never had a claim.

I've going to pay $1000 for my 32 year old 4 bay here in California using Alliant Insurance brokers insured by scotsdale insurance out of Arizona. I guess I should be grateful. I have had damage due to attempted theft but never reached the 1000 deductible.
 
Wow, that's cheap insurance! Yes, be grateful! In March 2024, I paid Oregon Mutual $3818 for 1-year liability insurance for 42 year old, 5-bay SS wash in Northern California. Concrete building. My deductible was $2500. I sold my wash in December 2024, so I don't know how much the rates are now. Rates would typically increase about $100 every year.

To bad Scottsdale insurance isn’t licensed in Washington state. That's pretty inexpensive insurance.

How much are you insured for building and property? Also liability? $1000 a year seems way too low.
