How to improve a fairly new carwash

I manage a carwash in North Jersey for the Lube express company, the carwash is fairly new, it's about two years old and it still haven't picked up clientel yet and im not sure as to what it is im doing wrong.

Buy a book called "Gorilla (maybe 'guerilla') Marketing. One of my favorite little books and pretty decent.

Hold charity carwashes.

Hand out free carwash coupons/tokennotes.

cross-market with the lube.

get fleet accounts by sending out promo pieces then following up with a phone call.

try express detail/aftercare services.

create a website with all the above info and pricing as well as pictures and a bio.

be on-site, friendly and attentive.

get the local driving schools to use the wash with the students (plant the seeds for the future drivers to wash w/you).
