Estimate on this single bay IBA build

Im curious if somebody could gimme a very rough ballpark estimate, on concrete drive, the lot, enter / exit, electric, plumbing & the actual building, for a single WW Razor. Cinder block & fake stone build.
Building gonna be about 12' tall + 3' of extra roof, 28' 2ide, 35' long, concrete to cover entrance / exit & stack 4 sedans.

I found an abandoned wash 4 sale, by WalMart. He wants a fortune, but has all of that already there...

325$ a square foot for soft and hard costs all in would probably be max price for building. A new IBA with all the supporting stuff is anywhere between 250-500k. The building you are talking about is probably around 300-400k. These are the prices I'm seeing at least. Others will undoubtably chime in. This is my opinion based on recent quotes for a new IBA build with a top of the line Petit dual pump.

VERY ROUGH. Just off the top of my head for a NEW build.

Bay

IBA + Dryers - 250K
Wall Paneling + Lights - 10K
Signage - 5K
Doors - 16K
Misc - 10K

Exterior

Pay Station + Canopy - 40K
Vacuums - 30K
BC + Vending - 10K
Signage - 50K including road sign
Building and Pole Lights - 10K
Misc - 50K

Back Room

Plumbing - 20K
Electrical - 30K
Floor Heat (if needed) - 30K
Camera System - 5K
Bathroom - 5K
Misc - 20K


Property - 250K - 1M
Concrete + Foundation - 200K
Building - 300k - 500K

Water and Sewer Tap - 50K - 250K

So concrete $200k, plumbing & electric $50---$100k, bldg $200--$400k

So $400--$500k ish.

Sorry Coach, can't help you on pricing. My question is why was the wash abandoned?

Wash was abandoned cause of neglect + owner got it on a steal, & wants to flip for $500k. May be a good priceif he will come off 10%.
