Average multiplier for Self-serve?

Hi - I'm looking at a self-serve, 4 stall.

  1. What gross revenue multiplier range for purchase price is typical? E.g. if gross is 70k / year, what multiplier range would be "fair" for the purchase price?
  2. What are the main factors that go into determining whether the value of the car wash is at the high or low end of that range?

It all depends on the area that your looking at buying a car wash in. Up here in the Pacific Northwest land values are such that your not going to touch a self serve car wash for less than $850K and it'll be a dung heap.
