What all are you geting? pump station, rails, track, entry signs, gantry, hoses, pay station, spot free system, water softner, is the gantry skin in good condition, any blowers?

A lot of variables there!
 
I'm not sure what everyone is willing to pay ,but If car count is not too high maybe I think maybe 40K with dryers and 30K without. That's also w/o wheel brushes.

Just a guess there.
