Out of pocket listing at $45k. Not sure about equipment. Building and lot look okay. 2 vacs. No other wash within a 20 minutes. It would be my first, so I'm thinking a smaller low volume to get my feet wet.

I have an oppertunity to purchase a 3 bay ss including land in a small town. Traffic volume is about 5000 a day according to DOT on main road. Its been closed for 2 years. The gross for 2019 was about $6000 with a net of $4000. Is this worth a look for my first wash? What would you offer...
