Let me get this straight and if I’m wrong correct me. This guy wants to sell you lease business for 250k and you’re net income is 50k and that’s what your lease would cost you? If that’s the case hard pass unless you like working for free.

All of these things you’ve mentioned can increase revenue but remodeling and upgrading is not cheap which is why the guys prices for the place are outlandish. Take into consideration how much you’re going to have to invest after the purchase
Decimate? lol , I beg to differ. 2 friction machines at one site , one being a combo wash. I guess it depends on the area or if operators take pride in their washes but I took a small bump until the newness wore off then i was rolling again.
