Rule of thumb , 3 to 4xs the gross w/ the property. Place is worth 150 to 200k w those #’s imo. Also depends on how much you’re going to need to get the place running fluid and the lipstick.

Majority of Chains /gas stations don’t care if your car is clean. You’re a number and they don’t give a 💩 about washing cars. It’s added revenue to their main source of income which is inside that store. so don’t lump their practices in with the majority of single and multi site operators...
