The area around the car wash is really, really bad… in the hood, could easily be a robbery target. The land is maybe half the size of ours, and we got ours for like 650k with a big lot, 33,300 sqft/0.77 acre lot with 8 self service bays, an unused truck wash bay, and an old automatic bay.
Most areas have self serve washes already, and if they don’t, even then, if most people are used to an automatic/tunnel, they may not want to switch. That’s how it’s been with out self serve customers. After we got an automatic, our self serve customer base didn’t really change. We have had some...
Mark VII systems have performed better than that from what I have heard. They seem to clean better so I would say bad. They aren’t bad systems but they are phased out and that could be a potential issue down the road, especially knowing how much ryko charges for parts.
There’s some dude selling all his washes in the twin cities, he has 2 self serves for sale, 1 is an 8 bay and is selling for 1.9million… Hasn’t been used in years. The other one is a 10 bay and is selling for upwards of 2.1million. That one has also not been used in years. The dude is crazy, and...
We bought our wash with some help from Investment Joy. Brandon is actually a smart guy... We have significantly improved the place, installed and inbay, and are onto our second location. We should have it by the end of the month. Just need to sign the papers once the bank approves. The second...
Then again, if you have the money to do so, there’s no stopping you. If you still desire to build one from the ground up, I recommend you have less self serve bays and install an automatic of some sort. That should significantly increase yearly prof its. Self serve washes require a lot of work...
If you are just looking into the business, I would highly advise you to not build a self serve car wash from the ground up. I would look for a wash that is for sale in the relative area, and see what you can do with that. Self serve’s may not cost as much as an in bay would, but to buy land...
Kleen Rite chemicals-
does anybody else use Kleen Rite chemicals? We use ChemQuest for our in bay and Kleen Rite for our self serve. Any positive or negative results from KR chemicals? We have never had a problem with them for self serve, but I heard somewhere their automatic chemicals are not...
