You need to ask if they bumped their head. 34k!! Unless it’s unbelievable prime real estate they’re asking 10x gross. Tell them no thanks. Always exceptions but general rule is 3 to 4 x’s gross With the land. Stay patient. You’ll save yourself headache and a lot of money.

Rule of thumb , 3 to 4xs the gross w/ the property. Place is worth 150 to 200k w those #’s imo. Also depends on how much you’re going to need to get the place running fluid and the lipstick.
