I removed the trash cans. I do have a dumpster on the edge of the property.
Edited to add, My wash stays cleaner and I do not regret removing them at all. My customer base is about as good as you will find. What works for me might not work for other locations and customer bases.
Been in this business, like many, a long time. Buying on leased ground and partnerships are 2 of the don't do, especially for someone new. This is one sided as for who would be getting a good deal.

Cash % keeps dropping at my washes. Just checked today's sales in 1 automatic bay in a small rural town. 40 washes, 37 card, 3 cash. Normally out of 40 8 to10 would be cash.
I do use Flowmeters on some of my self service pumpstands. In this situation it was easy for me to add booster and regulate it with my existing pumpstand.
I started using a booster a couple months ago and use 2 Dosatrons plumbed in line together, drawing alkaline thru the 1st and booster thru the 2nd. Titrated the 1st on it's own and then the 2 together. FYI been using Chemquest and Synergy and like both company's chemicals.
That is a nice looking wash in what appears to be a good location. Those automatic bay walls should clean up. Just from my experience I would get rid of the 2 pole clearance at the entrance to the automatic and go with 1 pole or hang it in the door opening. Make it a bit more inviting.
You should wash more than 10 cars per day. Just guessing previous owners were not putting out clean vehicles. A new machine with good chemicals as ShinePro stated would likely give you a nice increase in washes per day..
With count up and $2 to start both cash and card my average card wash was $5.20. When I switched to count down with the 4 prices at $3, $5, $7 ,$10, $2 to start cash, after 1 year, my average card wash was $7.10. I should have started at $5 and had $12 or $15 for the top. Card revenue to cash is...
I was count up for years. Switched to count down with 4 price selections on the Nayax Vpos screen for customers to choose. My card sales increased substantially. Customers like it and I don't have to worry about someone forgetting to go to stop and calling me about max charges.

I think you let your faith make the decision and don't look back. You also know your business and daily volume. We have our washes unattended on Sundays but will go there for checking in.
