Are you sure the pumps are getting enough water? Additionally do the valves have the o rings or back up rings in place on the valves. Any leaks, any size any where that would let air into the system?
As far as the hoses, where are they failing at? Same location? How long are they lasting you? I...
Do you have a weepmizer or low flow on your weep system? If you removed the tips on. The gun I would think that would have been enough to keep the weep flowing through unless the pressure is low or got low at some point.
I have a ball valve that controls my weep. My Helper didn't turn it on all...
What part of TX are you in? I'm in DFW and I know how cold it got here. I left mine weeping but removed the guns...any restriction and its so cold it freezes. So far no freeze ups best of luck
I'm in Texas and got screwed by snowmagedon 2 years ago due to loss of power. I have electric heaters installed now and propane heaters with full tanks as back ups. Wifi thermometer with alert points set for 40⁰ and to ring my cell phone.
I will disconnect the guns to avoid any smaller orifice...
Yeah I don't see many locations penciling out. With material cost through the roof and now interest rates WSP at 8.5%.....yikes!
To answer OP, I lucked out bought my first out foreclosure and bought it right with cash. Bought 3 more financing at the bank and one with cash.
Your in a tough spot...
I'm not so sure it's your valves per se. I've had this a few times at different sites and usually it's the O ring or the white back plastic backup ring is missing or worn out. Installing one of those two has always fixed it.
You mentioned O ring did they have the back up ring?
Key demographics...borderline
Traffic count....poor
Competition....excellent (meaning there is other washes close by????)
Lease property........
This would be a no deal! Just on the first two I would pass on it. Add that its a lease then for sure no thank you.
Why de he decide he didn't want...
Central TX
I'm in DFW so I know the conditions your lines and wash are exposed to first hand. I will reiterate what everyone has already said:
1. Putting the lines in a covered trough getting them out of the heat will extend the life of the lines.
2. Would highly recommend switching to nylon...
So your question, is it worth it....well only you can answer that. Since the NOI includes the lease rate looking at cash flow with 20% down and at WSJ Prime rate (your probably not going to get prime btw) over 15 years your looking at $22,932 in financing cost. This is IF YOU CAN GET IT...
Can you buy it with the land? Otherwise you are buying a job and I think if you looked on this forum you will see most of us are against buying washes on leased land.
Is the seller leasing the land right now? Therefore the $50K NOI includes the land lease of $4,300/month or does he own the...
If your friend was dead set on keeping the real estate and leasing out the property (business) to someone else to run I wouldn't tie the lease rate to gross income, I think he is just asking for trouble. Even if he has a history 3,5,7 or more years of showing consistent income the new owner can...
Could be a risky move if your keeping the real estate because they could run the business into the ground and walk away. Personally when it's time to get out...get out completely I have known too many people that regret staying around. Maybe offer transition training but that's it.
I have 3 hotsy washer for my other job. Unfortunately never used just hit water to clean bay walls always with acid....with acid and the hotsy it does the job though.
Everything in the picture or what exactly are you looking for?
Picture on the left looks like Mac Valves commonly used in pneumatic applications. Kleen right should have these.
On the right not sure
Is this the wash on the west side of town (White Settlement area)? I'm in Fort Worth as well and if this is the wash im thinking of I can tell you more about it.
