"make sense now?"
Truthfully, no it doesn't...And that is what I am trying to show you...
You are paying someone for their business that is run-down. Run-down businesses aren't typically worth much of a FCF multiple. Especially when the death of that business is ensured in 7 years.
You...
Just tell the landlord you will build across the street from him instead....
Things to ask:
Why is the landlord the landlord and not the operator? If it was great % return, he probably would have operated it himself, or had so much return that he could pay wages to have it operated for him...
I purchased the following from amazon based on the reviews for cutting stainless.
I must say that I've used them to cut through some 16 gauge vac pedestals and some heavier coin boxes for running wires/CAT5, and I would recommend them both to anyone. They are two things that I keep going back...
you know what they should do: install some sort of LED light in the applicator...
Shoot, even the regular brush guys should install some battery powered LED in their brush heads for some psychedelic effect...
I should patent that idea... damn giving out free money ideas....
how would it...
I don't use them, but a lot of people on here like Warsaw chemical for their bang/buck.
They are in Indiana too, so you might be able to save more on shipping.
I don't things are as bad as they have been. They passed that debit card law about a year ago, and since then my fees have dropped. On my other businesses, my fees are about half of what they were 4 years ago. The nice thing is that my processor automatically lowered my rates.
But i wouldn't...
its been my experience consistently breaking poly tubes = check valve stuck shut somewhere not allowing flow through.
(EDIT: what 2biz said basically, sorry didn't read it all)
I think what waxman is saying (and what I would advise) is:
Kill the cheap wash. And with the extra slot put a super-duper wash, give it a name you're not currently using, shoot even put it on the $4 spot on the ACW if you want to give the impression that the other menu items didn't change...
Use the "free vacs" as a way to kill your $4 wash
Go free vacs with $6 $7 $8 $9... as soon as you can add a premium sealant to your washes and go higher on the top wash... like $6 $8 $9 $10.... if you have a premium wax, go there now as you add the free vacuums.
Just by eliminating the $4...
I find it curious that the SS bays outpace the automatics 2:1... at mine its the reverse...
Do they have a bad reputation? That might be an area for growth if you can turn that around....
This got my curiosity piqued, and so i did the math for mine. With Elavon and E-xact (Hamilton Setup) mine came to 3.6% last year...
Higher than my other businesses, but as I've discussed earlier, I don't have to collect and count it, so I don't mind.
(I don't trust anyone else to collect and...
I usually start the conversation with "You must bank with Wells Fargo, Bank of America, or USBank.."
To which they replay "yes I do"
Then I tell them that those mega banks will take "temporary authorizations" and hold them for a few days trying to generate overdraft fees on their accounts...
maybe its a volume thing. Maybe buys don't look, and listers don't list because there's not a wealth of things to look over.
Perhaps $5 for a unlimited listing, and $1 a month would drive siginificant enough volume to keep people interested in checking it out from time to time, and enough $$...
If you think the piping is the problem and you want immediate solutions I would just run some of this stuff to get you through winter:

I think it would be fast and easier this time of year to get done.
You could even tie power to a thermostat if...
Washmee is right. What separates most ATF's is their base oil and their content of friction modifiers. Type F has none, Dexron has more, and ATF +4 has more than that.
All ATF's have high detergent contents. Which is why a lot of old-timers would mix it in with regular out to help clean out...
Just go through your local bank/credit union... I went with the ones that I have all my business loans through. It was easier (they had all of my financial info anyway)... but when I did my refi, I just went through two brokers and went with the one who had the lower fees.
