If you sell a wash you are subject to depreciation recapture. If you sell the stock of the corporation that owns the wash you qualify for capital gains treatment.

Periodically the same thing happens to one of my bays. I disassemble the check valve and stretch the spring till it is 50% to 100% longer than original. Some times I have to do it twice to make it seal under low pressure. I’ve never had one fail to open because I stretched to spring too much.

You get +/- 20 different sizes with ribs in the middle of each one so you can saw on whatever you are trying to remove.
Sounds like an atomizer problem. Do you have a welder’s tip cleaner? Make sure discharge hole on the atomizer is free of restrictions. As a last resort, replace the new atomizer with the old one as long as it was working when taken out of service.
This was covered years ago here on the Forum. All you need to do is install a suction breaker higher than the holding tank. Add a check valve to the manifold above each bay which will let air when all functions are off.
The repair shop next door had a U-Haul outlet. He complained all the time that they wanted him to repair their junk for free. He let it go after a couple of years saying even though he made a little profit it just wasn't worth the trouble.
Use a chemical soil sterilizer. Years ago I got a product called “Permatrol” from my local feed store and used it next to a fence line. I don’t know how long it lasts, but the ground was still bear when I sold the house a few years later.
