Alarm panel

I know we’ve gone over this a few times already.
I want to switch from a landline based system to a cellular system. My old alarm guy has retired. The company that bought his client list is based over an hour away. I contacted a local company for a quote for new equipment, they came in but haven’t sent a quote in a week.
The alarm system isn’t anything beyond my technical abilities if I were to install a new panel myself
Does anyone have recommendations for a system?
Also, do you pay for monitoring or just have it directed to your cell phone?

Using a ring alarm system at our sites, $100 a year
If you can peel a sticker, you can set it up.
App for the phone, sends alerts (if you want them).
We put smoke sensors in the bill changer to pick up on cutting torches and grinders.
Contact sensors on the equipment room doors and bill changer, motion sensors, and small sirens that can be activated to warn away the zombies.

Unrelated to the alarm, we also use Feit remote switches to activate an air raid siren to warn away stubborn zombies, very entertaining.

I have been using Qolsys panels. You can purchase through a company called Surety. It is a DIY install and you can have it just contact you or use a monitoring service. I have added water and temperature sensors in the equipment room along with door sensors, motion, smoke and sirens
It has been a really solid system.

I use a honeywell vista system, installed it many years ago. For years (decades?) it was (is?) the go to alarm system for homes and businesses, so it has pretty much every option you can think of. I dont recall price, but it was more expensive than other alternatives - I got a clearance deal somewhere then bought some add ons, so it was very affordable and I figure why not go with the pro system. I installed it myself, I did have to read the directions but it isnt complicated enough to require a pro. If I were installing it today Id consider their smart system for homes.
I just use the internet connection but Im pretty sure it can use cellular too. I do not pay for monitoring, I just direct it to my cell.
A few noteworthy options:
battery backup
door open/close
exterior siren
keyfob arm/disarm for attendants
smoke alarm
available monitoring

Its probably overkill but at least worth looking at.

The outdoor siren option - I've had a plan for years to distribute flyers to neighboring apartments: "Win a year of free car washes: If the siren goes off, run outside with you phone and video the bad guys!" Havent done it yet though.

Using Ring for several years. Just contacts on the doors and a motion detector near the changer. It's worked well, except the motion detector in the equipment room goes off occasionally. Super simple to install. Maybe one hour and you're done.
