Bought a rundown wash

So I just bought this 2 bay wash that’s been ran into the ground. I have a washworld razor edge coming but in the meantime I have been cleaning and changing soaps so customers actually get something for their wash.

Prices were $5/$7/$8 now, $6/$8/$10 and customers have seemed to just stop coming. What are some things I can do so that customers know things are changing. I have the painter coming soon and have had a presence out there but nothing is working.

First few days I owned it we were doing about $125-$175 a day. Now it seems it’s down to $50-$70. Yeah there has been some rainy days but on nice days I am not breaking $100. Are people scared of a $2 price increase

If the customer sees a price increase without any appreciable improvements, they usually will not be too thrilled about that. What are your competitors at for pricing? Hate to say it, but there may have been a reason it was run into the ground.

Nearest wash that’s would be comparable is $6$8$10$14

Customers have stated they notice they are getting soap now. And the place as been cleaned. It was rundown because a guy bought it for his adult son 20 years ago and the son just ran it into the ground.

I knew the man who built it due to buying other properties of his. I saw original numbers this wash did back in the mid 2000s and it was a 1500-2000 car a month site. With a traffic count of 5k-7k Car a day traffic.

Now it’s 15k daily traffic count. Which is only reason I bought it. For what it might be once I rehab it

Keno is right. Probably no reason for a price increase if a Razor is on its way. I’d wait for that to increase. Even if you made some modest improvements, it sounds like you just can’t command much in the state it is in and until you are done with your upgrades I’d probably just freeze the pricing and then introduce your new prices when your work is done.

First of all congratulations on the new wash!

Without seeing the wash it's very hard to say. I would definitely paint the outside (seems like you have it already planned), power wash the bays and maybe show some love when it comes to landscaping plant flowers, mulch etc) Once you have Razor installed get the big flags that say "Under new Management" Try to get 15-20 Google reviews that talk how the site has been revamped. Also join your local town/city FB group and post there that you just got the wash and would be happy if people were to come in and check it out. Perhaps give out free air fresheners for a week or so to attract more people.
