Can anyone help me out on a simple maintenance list for a SS ?Tried searching online but haven't had any luck. Thanks in advance

Your eyes and ears will lead you to develop the SS maintenance list.

Unexplained water on the floor, unusual noises, check every time at the wash.
Talk to customers to ask how things are working for them as they can often tell you about issues.
I will often give them free dollar tokens when they tell me about an issue as a token of appreciation - goes a long way to building customer loyalty.
CAT pumps need to be oiled with three drops per hole each month.
Test/clean credit car readers, bill acceptors, coin acceptors each month.
Test vacuum suction often each month to make certain nothing is reducing the suction as blockages happen.
Test the bay functions weekly to see if you like the way the soap comes out.
I would recommend in expensive Waze.com cameras everywhere inside the equipment room so you can have eyes inside even when not at the car wash.
Check your pump PSI reading weekly to make certain you have not lost any pressure - rarely happens.

Change the oil and the air filter in your air compressor once a year. One pump of grease on each motor fitting once a year. Clean out your filter screens for chemicals and the tanks if you have them every six months.

We test everything everyday including every single function of each self serve bay. I want to be the one that finds a problem and not wait until a customer tells me. Most of our long time customers tell us they never have problems with anything.

There are many lists you can make for your car wash. Daily checks, weekly checks,weekly maintenance, monthly maintenance, annual maintenance,seasonal maintenance, depending on your part of the country. Depending on how conscientious you are it can get quite detailed.

What Regulators do you use that rarely go out? Lol mine seem to go out every month and I have to put a new rebuild kit in

What are you having to rebuild every Month? I can't think of anything that needs to be replaced on a regular basis in the car wash other than wear items such as hoses, brushes, etc.

The Regulators. It's a dome type. They sell rebuild kits to replace the springs, filters, and gaskets.

I don't know what regulators your talking about "Dome type" maybe you could post a picture of what your talking about?

Those are Generant regulators. You must not be doing something right because they last a long time. I've been using them for 40 years with very few problems. I get 5-8 years out of one before I have to put in a rebuild kit. If the seating surface is eroded I replace them. Are you using the Generant regulator to reduce your incoming water pressure before the pump? The Paraplate BR-5 regulator will not work in your application.

What are possible things that make them stop working? Most rebuild kits I put in last 6 months before the inlet regulator stops effecting discharge pressure

Unscrew the panel nut at the bottom and check the filter screen. In the center of the panel nut is a valve that moves up and down on a shaft that forged into the panel nut, over time that shaft will get eroded to the point that the valve will no longer move freely, there is a spring inside shaft to help push the valve up. You can try cleaning the shaft with steel wool or fine sand paper so that the valve will move freely on the shaft. On the end that valve rubber gasket seats against is the brass seat if it eroded toss the regulator and buy a new one. You want to be careful you don’t bend the brass rod that comes up from the bottom valve, I back off the T handle so the top spring doesn’t have and downward pressure of the regulator when I put it together. Yours look like they are pretty old, I think I'd buy some new ones, KR is about the least expensive I've found.

Thank you very much for this. I think all of ours need replacing upon inspection. Do you ever have the problem where you have to adjust the regulator because you lose suction on the injectors? I feel like I have to do this almost weekly. Is that related to the Regulators being old?
