I am still planning to hire one if I proceed. I am just looking for a set of site plans to see what it entails. It wouldn't be a copy/paste. I just need to know what to look for and what to watch out for before i decide to even purchase the piece of land.

Can anyone share some Building Site plans for a Self Serve Car Wash +IBA? I know it’s area specific so I just want to study the plans and then go look for a piece of land where it may be economical to actually build a new wash and hire an architect.

Yes SS is still attractive. There are fewer of them around and people like self-washing their cars. I only buy Car Washes with the land and we are averaging around a 11.7% cap rate.
