From the seller side, you spread out the capital gains and depreciation recapture over years lessening the hit. From the buyer side, you can get into a wash, possibly would even less money upfront without having to deal with all the underwriting standards of a financial institution.

I have a wash that was build with Extrutech panels with poured concrete. I will say they have withstood multiple vehicle hits including a bus and haven't cracked. They are easy to clean like normal PVC panels and obviously dont crack like hollow corrugated panels
