To avoid the stacking problem we are going to put 4 automatics. It will increase the upfront investment but also increases the throughput and avoid some stacking problems. I think it is better to have them enter from the back and exit traffic to the street. This will help as well.

We have checked their income and their w2 tax returns for last 3 years. what can we check for the physical structure, besides roof ? Like plumbing, equipment, Electrical, environmental reports..... I am trying to get the complete list as this is our first car wash and trying to be cautious.

Like the idea of leasing the vacant bay to a detailer. Will explore more on this. On top that, they can also help maintain the car wash on day-to-day activities.
